The owner of the retail property located at 533 East Walnut in downtown Green Bay, Wisconsin proposed to AAMCO Transmissions approximately 6,412 square feet of lease space for their downtown retail store location. This tenant require access from the alley through 519 East Walnut. To accommodate AAMCO Transmissions’ tenant improvements for this location we are proposing the following exterior renovations to 533 East Walnut:

·       New overhead door along the alley side of 533 East Walnut for vehicle service

·       Installation of an awning for the customer entrance door along S. Monroe Street

·       Installation of bollards at existing overhead doors along S. Monroe Street

·       Installation of bollards at new proposed overhead door along Alley

·       Illuminated building signage for AAMCO Transmissions along S. Monroe Street façade

·       Illuminated building signage for AAMCO Transmissions long the alley façade

·       Removal of an existing overhead door along S. Monroe Street for lobby window/glazing

The City of Green Bay expressed concerns with vehicle traffic backing out onto S. Monroe Street and requested a plan for vehicle flow on the site. In addition, the franchisee wished to avoid one-way traffic flow to maximize the number of service bays within the shop. The challenge was to design the site to accommodate both the tenant’s and city’s requires for the space.
